Colombian climate and regulatory environment
Colombia has sharply contrasting climates and seismic zones: the Coffee Region with high seismic acceleration, the Caribbean Coast with 120+ km/h winds and salt-laden air, and the Andes with high humidity. Every building is designed specifically for its context and audited by independent engineering.
Zone 1 (low, southern Huila), Zone 2 (medium, Bogotá and central Andes) and Zone 3 (high, Coffee Region). Our LGS structures use certified bracing and ductile connections tuned for each zone.
Caribbean and Pacific coasts: 120–150 km/h. Andes: 80–100 km/h. We design for historical regional maxima with certified anchorage and tested dynamic resistance.
Barranquilla, Cartagena and Santa Marta require galvanizing + multi-coat epoxy. Humid Andes: dual epoxy. Dry interior (Bogotá, Medellín): standard paint with rust inhibitor.
Enclosures sloped 5–8% with certified gutter systems for tropical runoff. LGS thermal insulation tailored to high-humidity Andes and Coast conditions.

2026 ranges: industrial warehouses USD 380–550/m²; commercial buildings USD 500–700/m²; institutional buildings USD 600–900/m², with NSR-10 seismic factors included. Ranges vary with city, structural complexity, seismic zone and finish level; MEP, special finishes and permits are itemized separately in each quotation.
A 2,000 m² industrialized warehouse takes ≈ 4 months for fabrication plus erection, with municipal permitting typically running in parallel (4–6 weeks depending on the country). A 2,000–3,000 m² turnkey project — design, permits, fabrication, civil works and erection — takes ≈ 28 weeks, with fabrication overlapping the civil works. A 5,000 m² building with cold storage and offices: 9–12 months. Compared with traditional concrete, the system is typically 4–5 months faster for comparable scope.
NSR-10, Colombia’s seismic-resistant building code, which requires detailed dynamic analysis in seismic hazard zones. Our projects are modeled in BIM with dynamic seismic analysis and NSR-10 compliance from day one, alongside AISC and AISI S100-16 for cold-formed steel.
